Now is the time to BUY a home! All top financial advisors agree that it is time to buy – among others, WSJ, Forbes and Professor Karl Case founder of the Case Shiller House Pricing Index. Why? Debt and interest payments get locked in at record lows while the price of homes will rise. In a recent survey this is also believed by 72% of all Americans.

Cape statistics show marked improvement over 2009. The number of sales has increased by 19% and even outpaced 2008 sales by 2%. The average sale price has increased 6½ % and is almost the same as 2008. Eleven Cape towns have demonstrated price increases. The number of sale under $500,000 has decreased from 82% to 78% and the number of sales in the $500,000 to $1M has increased from 14% to 18%. For the $1M+ market the number of sales increased from 110 in 2009 to 153 but still behind 2008 with 184 YTD sales. Pending sales are slightly behind 2009 with 687 under contract compared to 668 in 2010.
